Window Sash Repairs

Regularly inspect the window sashes for signs of damage, mildew and mold. By catching these problems early you will save money on future repairs.

The sash is the internal frame that is vertically moved upwards or downwards in windows that are open. This article will show you how to do simple repairs to sash.

Weather Stripping

Wooden window sashes can add a classic look to your home. They are also durable and will last for many years provided they are properly maintained. However, they may become damaged or deteriorate over time because of exposure to the elements and wear and tear. Thankfully, sash repair experts can restore your windows back to their original condition and keep them looking great for longer than replacement windows.

The first step in sash window repairs is addressing weather stripping, which is found on both the sash as well as the frame. If it's damaged or worn out, it can lead to drafts, as well as other issues. Start by identifying the brand of window and the glass manufacturer's date (etched on the glass's corners or on the aluminum spacers between panes). It is important to have the tools you require before you start. Begin by marking the position of the hinge channel on the frame using a pencil (Photo 1). This will make it easier to place the channel in the proper location after you've completed. Remove the sash and take off the hardware including the beads that separate (Photo 2) and the cords or chains which hold it in place. Heat gun with nozzle shield and medium setting will soften any putty that has been hardened. Remove the old sash and store it in a bag with a label.

Sash Weights

Sash weights can be replaced to improve the operation of your window sash, and also reduce the cost of energy. Sash weights are made of heavy lead or iron cylindricals that are contained in a concealed cavity and attached by a rope to the movable window sash. They are counterbalancers that allows the window to be closed and opened without the need for mechanical or electrical devices. When they fail, sashweights are usually ignored or disabled by homeowners.

A weight in a sash that has fallen out of the cavity is difficult to retrieve, so you will want to find a new one that fits properly. You will also require a fresh piece of string, a length sashcord and a few sashpulleys to secure the new weights to the cord.

Older windows made of wood are joined by mortise and tenon joints. Pin punch and hammer can be used to cut off the wood pegs that hold the parts together. The majority of them are large on one side and smaller on the other. It is essential to first remove the smaller diameter sides. Later sashes utilized glue instead of pins. Cut the chain or cord and fix it as described in the previous step. You can either use a hammer and screws or nails, however nails are less likely to cause damage.

It is recommended to keep the original weights if you've purchased a kit to replace the old counterbalance.
